Housing in the Oltrarno

Short-term tourist lets

The municipal Regulation on short-term tourist rentals has been in force since 31 May 2025. In the UNESCO historic core (zone A, subzone A1) homes may not be used as temporary residences, short lets included, unless they were already lawfully used this way in 2024; for those units the Regulation's provisions do not apply for three years from its entry into force, after which they must go through the authorisation procedure. The city council resolution of 4 June 2026 supplemented the Regulation: every unit will need a five-year authorisation under Tuscan regional law 61/2024.

ZTL and cars

Since 2015 the Oltrarno has had its own sector of the limited traffic zone, sector O, covering the area previously in sector B, including piazza Pitti, Santa Felicita and Ponte Vecchio; residents' permits are valid for their own sector. San Niccolò is in sector F, active with the summer night ZTL. ZTL hours have changed several times: those in force should be checked on the Comune website.
