Historic centre (Corso Mazzini, San Giovanni, Grecìa): old buildings, low rents, stairs and alleys, hard parking; funicular and buses.
Pontepiccolo, Santa Maria, Gagliano, Siano, Pontegrande: residential hill districts with 1960s–90s apartment blocks; the most chosen by families; car needed.
Mater Domini and Via Lucrezia della Valle: near the old university hospital and offices; mid-range residential.
Catanzaro Lido: flats on the sea and in the district behind the station; low annual rents, strong summer seasonality.
Germaneto: recent housing around campus, hospital and Cittadella; student rooms and flats for doctors and regional employees.
Hamlets (Sant'Elia, upper Siano, Cava): detached houses and countryside, car indispensable.

How the market works

The market is small: ownership is the norm and renting concerns mainly students, health staff, regional employees and transferred magistrates, so many listings are transitional contracts and furnished flats. At the Lido annual supply shrinks in spring, when owners prefer holiday lets. Listings go through local agencies and the university's social groups; search times are short except in September in Germaneto. Check the year of construction and wind exposure in flats on the hill.

Public housing and students

Public housing is managed by ATERP Calabria, the single regional agency born from the merger of the former provincial ATERPs, based on municipal rankings; the stock is concentrated in some hill districts and at the Lido. For students, the Fondazione Università Magna Graecia manages the university residences on the Germaneto campus (several lots, one under construction), scholarships and the canteen, with an annual call closing in early September.
