Type of buildings
EUR's housing is almost all post-war: four- or five-storey blocks and taller condominiums built between the 1950s and 1970s around the monumental E42 buildings, with lift, porter, garage or shared parking spaces, inner gardens and terraces. In the hilly streets around the basilica of Santi Pietro e Paolo and towards viale dell'Umanesimo there are villini and genteel low blocks; towards the lake and viale America, 1960s office and residential buildings. Flats are large, with two bathrooms and often a garage box.
Things to check: service charges, high where there is a porter, a garden and central heating; the state of the services in 1960s buildings; noise from the Colombo for flats facing it.
The rental market
The supply is long leases to families, executives and employees of the district's headquarters, with rents among the highest in Rome outside the historic centre because of the large sizes and the services. Short-term tourist lets are marginal; single rooms are few and aimed at workers rather than students. Those looking for the same building quality at lower prices look at the adjacent districts along the Colombo and the Laurentina, still in Municipio IX, served by metro B.
- EUR has no car ZTL at all: you can drive at any hour. Roma Mobilità's ZTLs concern only the centre.
- The district is inside the Fascia Verde ZTL (permanent limits on the most polluting vehicles, Monday–Saturday); the Colombo is one of the monitored roads.
- On-street parking is largely paid (blue lines) and by day is taken by office commuters, with park-and-ride car parks at the metro stations; in the evening and at weekends spaces are available, except on event days at the Palazzo dello Sport and the Nuvola.
- Most condominiums have garages or parking spaces: when searching, ask whether the box is included.
