Living in Isola

Case di ringhiera and post-war blocks in the inner streets, Porta Nuova towers and new residences on the railway side. Strong demand from people working at Garibaldi–Porta Nuova; prices have risen more than the city average. Outside Area C, inside Area B; blue bays and resident permits.

What housing there is

Three kinds of housing sit a few metres apart: late-19th/early-20th-century case di ringhiera (via Borsieri, via Pepe, via Confalonieri), often with courtyards and workshops on the ground floor; 1950s–60s reconstruction blocks on via Thaon di Revel, via Volturno and towards Zara; and the Porta Nuova project residences (Bosco Verticale and nearby towers) with concierge, garages and centre prices. There are also municipal and ALER public-housing buildings, concentrated mainly in Municipio 9 beyond viale Zara.

The rental market

Demand is driven by people working in the Porta Nuova and Garibaldi offices, foreign professionals on relocation (often with company budgets) and young people drawn by the neighbourhood; short lets exist but less than in Brera or on the Navigli. Renovated two-room flats in the ringhiera buildings go within days; unrenovated flats on upper floors without a lift remain the most affordable way in. Anyone looking for lower prices looks north, towards Zara, Istria and Maggiolina, staying on M5.

Cars, Area B and parking

Isola is outside Area C (the Bastioni boundary runs at piazza XXV Aprile, beyond the railway) but inside Area B. Parking is regulated with blue and yellow bays and resident permits by sector; the inner streets are narrow and often one-way, with few spaces on weekday evenings. Garages in the new buildings are sold or let separately. Many residents give up the car: M5, M2 and the trains at Garibaldi cover almost everything.
