Housing: historic centre, Elce, Fontivegge and the villages

An affordable, slack market: the historic centre for students and those who want to live on the acropolis, Elce and Monteluce near the university, cheap Fontivegge around the station, residential Madonna Alta and San Sisto, the villages for families. ERP managed by ATER Umbria, university halls by ADiSU Umbria.

The real market

Supply exceeds demand in almost every area and finding a home is quick; the real choice is between the car-free historic centre and the villages with a car. In the centre check heating, windows and upper floors without a lift; in the villages, proximity to buses and the station. Short-term lets are growing on the acropolis but do not weigh as heavily as in Florence. Contracts are the national ones, with agreed-rent and student contracts widely used; foreign students of the University for Foreigners often look for solutions lasting a few months.

Public housing and student accommodation

Public housing is managed by ATER Umbria, the single regional agency, with calls and points-based rankings run by the municipality. ADiSU Umbria (the agency for the right to university education) runs the university halls in the centre and the districts (including those in via Innamorati, Monteluce and Agraria) allocated through an annual call by ISEE income and merit, plus grants and canteens.
