- Murat: nineteenth-century buildings, shops and offices; among the highest rents in the city, many flats converted to short-term lets.
- Bari Vecchia (San Nicola): low houses and alleys, heavy tourist presence and evening noise; few large flats.
- Madonnella: between the centre and the southern seafront, early twentieth-century housing, prices below Murat and rising.
- Libertà: dense working-class district west of the station, the cheapest area next to the centre, undergoing regeneration.
- Carrassi, San Pasquale, Picone: residential, close to the university campus and the Policlinico; many students.
- Poggiofranco: upper-middle residential area, recent apartment blocks with services, in demand with families.
- Japigia: public and private housing from the 1960s–80s, near Pane e Pomodoro beach, mid-range prices.
- Palese, Santo Spirito, Torre a Mare: coastal villages with detached houses; quieter life, car needed.
- Carbonara, Ceglie, Loseto: former villages, lower prices, slower connections.
How the market works
Rental supply is contested by out-of-town students, health and administration workers and, in the centre, by short-term lets: the best listings go within days and many landlords ask for guarantees (payslip or guarantor) and offer transitional contracts. Regulated-rent contracts (canone concordato) are common thanks to the Comune's territorial agreement and bring tax advantages to both parties. Flats in central areas are often in buildings without a lift or parking; finding a parking space is a cost to budget for in Murat and Madonnella.
Public housing and students
Public housing in Bari is managed by ARCA Puglia Centrale (the former IACP), which administers the stock and rents; allocation rankings are handled by the Comune through periodic calls. For students, ADISU Puglia allocates beds in university residences and scholarships through an annual call ("Benefici e servizi", deadline usually in late summer); residences are concentrated near the campus and in the centre.
